Tatu City to Get 406 Rental Apartments as IHS Kenya Starts KSh1.8 Billion Housing Project

International Housing Solutions (IHS) Kenya has broken ground on a KSh1.8 billion rental housing project in Tatu City, marking a major investment in affordable housing for workers in the growing satellite city.

The Muzi Enzi project will deliver 406 apartments on a 2.5-acre serviced site within Tatu City. The development is being funded through the IHS Kenya Green Housing Fund and will provide professionally managed rental homes designed to meet the needs of the city’s growing workforce.

The project will include 238 one-bedroom apartments measuring about 40 square metres and 168 two-bedroom units of approximately 60 square metres. IHS Kenya Managing Director Kioi Wambaa said the project responds to the rising demand for quality rental housing close to workplaces.

“Tatu City has more than 7,000 residents today, and that number is expected to triple over the next five years. This rapid growth is creating strong demand for well-located, professionally managed and reasonably priced rental housing,” Wambaa said.

He said IHS Kenya is seeking to strengthen Kenya’s institutional rental housing market through long-term investment in professionally managed and environmentally sustainable homes.

The apartments are being designed to meet IFC EDGE certification standards upon completion. The green design is expected to reduce energy and water consumption, helping lower utility costs for residents while improving the environmental performance of the development. Construction has already started, with the first residents expected to occupy the apartments in 2028.

Tatu City attracts more than 35,000 people who live, work, and study or spend time in the development each day. The growing population has increased demand for housing, particularly among entry-level and mid-level workers seeking homes within easy reach of their workplaces.

The Muzi Enzi project is part of IHS Kenya’s planned residential neighbourhood at Tatu City, which is expected to deliver nearly 1,000 homes in phases.

The company is also planning a separate 540-unit Muzi Stani development targeting homebuyers, with construction expected to begin as early as January 2027.

The Muzi Enzi project is expected to create about 500 direct jobs and 1,500 indirect jobs during construction and later operations, providing additional economic opportunities as the development takes shape.
