The Census conducted by the Kenya National Bureau of statistics in 2019 shows that the wealthiest people are concentrated in Nairobi’s Lang’ata and Westlands areas.
KNBS report revealed that most people in Lan’gata and Westlands are homeowners, car owners, highly educated with most of them having university degrees and employed with well-paying organizations.
For one to own a house in either Lang’ata or Westlands, you have to be very rich since the prices are included in the land rates. Those who have tried to buy land in Nairobi can tell you what it feels like.
The housing conditions in these places are very good with serene environments making these places suitable and attractive to those with fat pockets.
Lang’ata sub-county wealthiest estates include Karen and South C while Westlands hosts Lavington, Kitisuri, Highridge, Kilimani, and Parklands.
Home Ownership
Even though the number of people who own homes in the leafy suburbs is somehow low, the prices of rental houses are very high, making life there very expensive.
KNBS data reveals that 79.5 percent of families in Lang’ata live in rented houses while 89.5 percent of Westlands population live in rented houses. Only 20 percent and 16.5 percent of people in Lang’ata and Westlands respectively are homeowners.
Other places, especially in Kiambu which were ranked among the wealthiest, have a higher number of people who own homes. Ruiru Town, for example, has 30.8 percent of homeowners. Kiambaa home ownership stands at 16.5 percent.
The luxurious life in Lang’ata and Westlands is not only about homeownership as it is accompanied by a number of things. Most homes in these areas have access to fast internet, own expensive cars or motorbikes, take their kids to prestigious schools and have nice social amenities.
KNBS revealed that 65.9 percent of people living in Lang’ata have access to high-speed home internet while those in Westlands are 63.7 percent.
Car ownership also keeps Lang’ata atop as the wealthiest place with KNBS data showing that 35.9 percent of its 60,187 households own cars while 32.8 percent of 103,489 of households own cars.
Other places that have been listed as the wealthiest in Kenya include; Kiambu Uasin Gishu, Nakuru Kajiado, and Laikipia.
